Yes. handle all permitting on your behalf. We have established working relationships with all local cities in Orange County, which means we know exactly what each city requires and can navigate the permitting process efficiently. Delays caused by permit issues are one of the most common sources of frustration in remodeling we eliminate that stress for you.
A typical bathroom remodel takes approximately 3 to 8 weeks from the start of construction, depending on the scope of work. A simple refresh (new fixtures, tile, and vanity) is on the shorter end. A full gut-and-rebuild with a custom walk-in shower, soaker tub, steam shower, and new plumbing and electrical can take longer. We'll give you a realistic timeline estimate during your consultation.
Kitchen remodels typically take 4 to 8 weeks for construction, depending on the size of the kitchen and the scope of changes. Projects that involve moving walls, upgrading plumbing, or adding new electrical panels may require additional time for permitting and inspections. We'll outline your specific timeline clearly in your project plan.
Outdoor remodeling projects vary widely in scope. A patio cover or paver installation can be completed in 1 to 3 weeks. A full backyard transformationincluding a new pool, spa, patio cover, BBQ island, artificial turf, and landscape design typically takes 8 to 16 weeks, largely depending on permit timelines with your city. We'll give you a detailed schedule at the start of your project.
ADU and garage conversion projects generally take 3 to 6 months from design through final inspection, with permit approval being the most variable part of the timeline. Some cities in Orange County have streamlined their ADU permitting process, which can significantly speed things up. We'll set clear expectations about timing during your initial consultation.
Yes, it can. Permit timelines vary by city and project type some permits are issued in days, others take weeks. We submit permits promptly and follow up with city offices proactively. Our experience with local Orange County cities helps minimize unnecessary delays, and we always factor permitting time into your overall project schedule upfront.
Project costs vary significantly depending on the type of work, size, materials selected, and existing conditions. As a general reference point, here are typical budget ranges for our most common projects:
The best way to get an accurate cost for your specific project is to schedule a free consultation. We'll assess your space and goals and provide a detailed, transparent estimate.
Yes. We partner with multiple financing providers including HFS,Lyon Fiancial, Renofi and Hearth Financing to offer flexible payment options for qualified customers. Financing can make it easier to start your project now rather than waiting until you've saved up the full amount. Visit our Financing page or ask us about your options during your consultation.
We believe in complete transparency. Your project estimate will clearly outline all expected costs labor, materials, permits, and any subcontractor fees. If unforeseen conditions are discovered during construction (such as water damage behind walls), we will communicate this to you immediately and discuss options before proceeding. We do not proceed with additional work without your approval.
Most structural, electrical, plumbing, and mechanical work requires a permit in California. This includes kitchen and bathroom remodels involving plumbing or electrical changes, room additions, ADUs, garage conversions, new pool and spa installations, and patio covers. Some cosmetic work (like painting or flooring) typically does not require a permit. We'll advise you on exactly what permits are needed for your project during the planning phase.
Unpermitted work can create serious problems when you sell your home inspectors will flag it, and you may be required to tear out and redo the work at significant cost. It can also affect your homeowner's insurance coverage. We always recommend pulling the required permits. Our team handles the entire permitting process for you, so there's no extra burden on you.
Yes. If your property is governed by a Homeowners Association (HOA), we can help you prepare the documentation and plans typically required for HOA approval. We recommend getting HOA approval in place early, as it runs parallel to the city permitting process. Let us know about your HOA requirements during your initial consultation.

It helps to have a general sense of your goals, a rough budget range, and any inspiration photos you've collected (Houzz, Pinterest, Instagram, etc.). You don't need architectural plans or a finalized design that's our job. Just come with your vision and we'll take it from there.
We encourage you to finalize the design before construction begins this is exactly why we invest in a full 3D rendering process. Changes during construction can increase cost and timeline. That said, if something needs to be adjusted during the build, we handle change orders transparently and will always get your approval before proceeding with additional work.
